What moving from Vancouver to Kelowna involves: the drive and flights, home prices and rents compared, climate, jobs, schools and what you give up.
In this article:
Moving from Vancouver to Kelowna means trading Metro Vancouver prices for detached homes that cost roughly 40% less, about a 4-hour drive or 1-hour flight away. You stay in BC, so your MSP, ICBC and tax setup carry over. This guide covers the trip, housing, everyday costs, work, climate, schools and the things you'll miss.

Many of Kelowna's newer residents came from the Lower Mainland. The paperwork is simpler than an interprovincial move, but the lifestyle change is larger than most people expect, in both directions.
Kelowna is about 390 km from Vancouver by road, which works out to roughly 4 hours of driving without stops. The usual route is Highway 1 east to Hope, the Coquihalla (Highway 5) north to Merritt, then the Okanagan Connector (Highway 97C) over to West Kelowna and across the bridge. Summer traffic, construction and a stop in Hope or Merritt can easily push it to 5 hours.
Winter is the real variable. From October 1 to April 30, you need winter tires or chains on the Coquihalla and Highway 97C. Legal winter tires carry the M+S or three-peak mountain snowflake symbol and need at least 3.5 mm of tread. The Coquihalla summit and the Pennask stretch on 97C can go from bare pavement to snow in an hour, and closures happen. Check DriveBC before you leave, and don't plan a moving-day drive in January without a backup date.
Flying is the other option. Nonstop flights from YVR to Kelowna International (YLW) take about an hour, and Air Canada and WestJet each run several a day. Many former Vancouverites use the route to visit family or keep appointments back on the coast. Our transportation guide covers getting around once you're here.
Kelowna is cheaper than Vancouver mainly because housing costs much less. Groceries and day-to-day spending are about the same. In September 2026 a one-bedroom averaged about $1,834 a month in Kelowna against $2,373 in Vancouver, roughly 23% less. The comparison tool in our cost of living breakdown lets you compare Kelowna with Vancouver side by side, with the line-by-line numbers.
Buying. The Central Okanagan single-family benchmark was $1,057,200 in September 2026, according to the Association of Interior REALTORS. Greater Vancouver's detached benchmark was $1,784,700 the same month, per Greater Vancouver REALTORS. That's a gap of roughly $727,000, or about 40%, and for many families it's the difference between a townhouse in Surrey and a detached house with a yard in Glenmore or Rutland. See our home buying guide for price bands by neighbourhood.
Renting. The rent gap is much smaller than the purchase gap, which is worth knowing before you sign a lease. Rentals.ca and Urbanation's September 2026 figures put the average asking rent for a one-bedroom at $1,834 in Kelowna and $2,373 in Vancouver. So a renter saves a few hundred dollars a month, not thousands. Our rental guide explains where Kelowna listings actually show up (mostly Castanet and Facebook, not the big national sites).
Moving within BC means your health coverage, car insurance and tax rules don't change, so you skip the paperwork an out-of-province move involves. Here's what to update:
If you're selling in Vancouver and buying here, line up both closings with your lawyer or notary early.
Kelowna's job market is smaller than Vancouver's and leans on healthcare, construction and trades, tech, tourism and education. Wages here usually run 5 to 15% below Vancouver for the same job. Tech pay is closest to Vancouver levels, and the biggest gaps are in corporate management and finance. Read our employment guide before you assume your field transfers easily.
Remote work changes the math. Keep a Vancouver salary and pay Kelowna housing costs, and the move often pays for itself in a year or two. Telus PureFibre covers most of the city, you're still on Pacific time with your old team, and a day trip back for a meeting is realistic by plane. Our remote work guide covers coworking spaces and the local tech scene.
Kelowna has a semi-arid climate, which means it's much drier than Vancouver, with hotter summers and colder winters. The surprising part is sunshine: both cities get about 1,950 hours a year. The difference is rain. Kelowna gets about 390 mm of precipitation a year compared to roughly 1,160 mm in Vancouver.
What that looks like day to day:
Our weather guide goes month by month.
Leaving Vancouver means giving up frequent transit, the ocean and the depth of a big city's restaurants, culture and flights. Weigh how often you actually use each of these.
In return: shorter commutes, beaches with weekday parking, and wineries and ski hills within an hour. Our pros and cons page lays out the full list.
Kelowna's public schools are run by School District 23 (Central Okanagan), with about 25,000 students across 50 schools, and your home address decides your catchment school. Use the SD23 school locator before you pick a house, because catchment boundaries matter more here than many Vancouver families expect. Registration for September opens in early February, and French Immersion spots fill fast. Our Kelowna schools guide and the rest of the learning section cover registration and programs in detail.
Picking the area first makes the school question easier. Glenmore and the Upper Mission draw a lot of families, Rutland is the most affordable, and downtown and Pandosy suit people who want to walk to things. Compare them in our neighbourhoods guide.
